"We recommend Clarence Sharp "
"My husband and I currently live in Maryland. We were seeking a property in the Mason, West Chester, Ohio area. The idea of trying to find our "dream home" in another state without easy access to viewing was daunting to say the least. We began the process through searching properties on-line and giving our contact information and property needs to six or seven different real estate firms. Clarence Sharp, Re/Max Elite, responded immediately to our inquiry." "Clarence called to determine what type of property we wanted to purchase and the price range. Clarence spent a lot of time on that initial contact to be sure he knew exactly what we wanted. His thoroughness saved us a tremendous amount of time, energy and money, because the listings he forwarded on-line were in tune with our property needs. Clarence continued to send property listings on-line and stay in touch with us over a course of approximately six months." "As we located properties we wanted to view, Clarence was asked to work with our daughter who lives in Mason for home viewings, saving us the cost of travel from Maryland. Through the entire search, negotiation, and purchase process, Clarence displayed care, the best client service we have ever received, and a high degree of professionalism and ethical commitment." "On June 12, we settled on our "dream home." The day of the settlement, which we did remotely, Clarence was still working on our behalf to ensure that the contract parameters were met and our interests were served. Without Clarence Sharp and the Re/Max Elite team, we believe we might still be floundering around in the world of the web searching for that perfect home. We recommend Clarence Sharp and the Re/Max Elite team to you; you can't get better support for your home search and purchase."

Real Estate Contracts >Selling Before Buying
Timing can sometimes be difficult if you have to sell a home before you can buy another one. Most people need the equity from the sale of their first home for the down payment on the new house. If your present home goes on the market first, you may be concerned that it will sell before you find the one you want to buy. On the other hand, if you find the perfect home before your present home is under contract, the sellers may be reluctant to accept your offer, and you may be too nervous to sign a contract.
It is a good idea to sit down with a good real estate agent for some professional advice before you begin your search. It will probably be necessary to be flexible on the closing date, because it can be easier to find a home that you want to buy than to sell your present home. After finding the house you want, you can ask the lender about arranging a short-term bridge loan that can make the purchase possible before you sell your current residence.
